The farm
The slightly different wine farm: perhaps the first wine farm with apartments in passive house design, architecturally modern, high quality.
The Villa Pernstich is surrounded by vineyards in a very quiet, sunny location at 510 m above sea level, in the Mitterdorf district. Enjoy the view of Lake Kaltern from the wonderfully situated roof terrace.

Location & arrival
Arrival
On the A22 Brenner motorway, take the Bozen Süd exit and immediately keep left in the direction of Meran/Eppan/Kaltern. On the expressway, take the first exit in the direction of Eppan/Kaltern, always follow the road through the underpass at St. Michael/Eppan, straight on to the second roundabout in Kaltern. There you take the second exit (Maria-Theresien road), follow the street and turn right at the first traffic light (pedestrian traffic light) into Penegalweg street. From this turn-off go straight ahead, cross the Preyweg street, go straight ahead, then turn right a few meters to the next crossroads. Go straight ahead for about 50 m until you see Villa Pernstich on the left side of the road after a slight left turn.
